Welcome to Our Beautiful Cotswold Stone House
Nestled in the Cotswold Area of Outstanding Natural Beauty, near Chipping Campden, our traditional Cotswold Stone house is thoughtfully designed with contemporary interiors and modern facilities, offering the perfect blend of classic charm and modern comfort.
Ideal for All Occasions
Whether you’re planning a family getaway, a celebration, a business meeting, a team-building retreat, or a hen/stag party, our property is the perfect venue. We also host a limited number of weddings each year, accommodating up to 90 guests. Pets are welcome for a small fee.
Additional Accommodation
We are happy to discuss the hire of both properties together. When combined with The Apple Barn, the total accommodation capacity increases to 46 guests (with some sharing beds) or 39 guests in separate beds. Booking both houses grants access to The Granary Barn, which lies adjacent to The Apple Barn and includes:
- A party space and large dining area on the ground floor
- A full-sized snooker table on the upper floor, together with football table and poker table
- A projector and full sized projector screen – perfect for business meetings.
Luxury & Comfort
The house features 6 equally spacious ensuite bedrooms, so no one gets stuck with a lesser room. Each bedroom is a triple, equipped with either a king or super king bed and a single bed, with the option to add more. All beds are proper beds with memory foam mattresses, ensuring every guest enjoys a comfortable night’s sleep.
Fully Equipped for Every Need
The large dining hall boasts a long oak refectory-style table with seating for 10, extendable to accommodate up to 30 guests with additional tables and chairs. The fully equipped kitchen includes a 4-oven electric AGA, 2 induction hobs, a Bosch double electric oven, a Fisher & Paykel French door fridge freezer with ice maker, a double Belfast sink, a Miele dishwasher, a microwave, and a Nespresso coffee machine with complimentary pods. The kitchen is well-stocked with utensils, crockery, and serving dishes, with ample food storage in the spacious larder and an extra drinks fridge. A round kitchen table with a Lazy Susan comfortably seats 10.
Cozy Living Spaces
The sitting room is cozy and inviting, featuring a log fire (with logs supplied), a large TV, and a DVD player. The inner hall’s dresser is filled with cut glass liqueur glasses, mix-and-match china tea services, cake stands, vases, and tea light votives, all available for guests to use.
Versatile Outdoor Space
Running the entire length of the house is a heated and well-lit pergola, providing a versatile indoor/outdoor space. Covered for wet weather, the pergola is perfect for dining, playing table tennis, darts, or skittles. We can set up tables to seat as many guests as are staying. The pergola’s heating allows it to be used comfortably even in the chilly winter months.
Nearby Dining & Entertainment
A great pub is within walking distance, with more excellent pubs and restaurants nearby. If you prefer to dine in, we can recommend private chefs who will prepare, serve, and clear away a menu of your choice.
Modern Amenities in a Rural Setting
The house is equipped with ultra-fast fiber optic broadband, perfect for staying connected. In addition, the property offers a log fire, an AGA, and a hot tub (available for hire at an extra fee), making it ideal for all seasons.

The house’s open-plan ground floor flows seamlessly from one room to the next, with the dining hall at its heart. All bedrooms offer stunning views of the surrounding countryside, with several featuring French doors that open onto the pergola and garden. The high-thread-count white cotton linens on the beds add a touch of luxury to your stay.

Additional rules
No excessive noise or loud music after 11pm. After this time please turn the music down and be considerate to our neighbours. No amps (unless by prior agreement) Please, please don’t use glitter or confetti as this is incredibly difficult to clean up! This includes confetti filled balloons. I’m happy for you to put up decorations but please do not use sellotape or any other fixings that may cause damage. We welcome guests with dogs. Please keep pets on the ground floor and clean up any poop before you leave. If you could avoid letting your pets pee on the lawn that would be great! If you are using the hot tub, please follow the hot tub rules and use the acrylic glasses provided. Under no circumstances take glass into or near the hot tub. Please use the steps provided to access the hot tub. Please bring towels for use with the hot tub Guests are welcome to smoke in the garden. There are ashtrays provided so please make use of these rather than stubbing out on the ground. Please recycle rubbish. Recycling bins are provided Please be kind to our septic tank and don’t flush wet wipes etc down the loo. Sanitary bags and bins are provided in all the bathrooms

The house is incredible and equipped with everything you'd need for a large group. All amenities and facilities are easy to use but Stephanie was always immediately on hand if we had any questions. The accommodation itself was very homely and the local area was stunning for local trails and walks. I couldn't fault anything about our experience and simply cant wait to visit again!

The Apple Barn
Contemporary meets traditional with inglenook fireplace and private garden with barbecue and chiminea. The Apple Barn is a recently converted farm building which was originally used to store fruit and vegetables. It combines the traditional features of stone and oak floors and beams, with contemporary fixtures and fittings.
The house can comfortably accommodate a large family or group of friends that don’t mind sharing. There are plenty of extra beds available, but obviously the more beds you add, the more snug the accommodation becomes and the more people sharing the 3 bathrooms.
